Job Description Community Manager Residential Property Management Regional Manager Manages residential real estate properties for clients by performing the following duties personally or through subordinates in order to optimize the return on investment for the owners while providing a quality living environment for the residents and promoting a positive working relationship with employees.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.
Other duties may be assigned.
o Maintains high occupancy.
o Prepares and monitors operating budget and reports on status of property such as variance and occupancy reports.
o Collects specified rents, delinquent rents and impounds.
o Directs bookkeeping functions and issuance of checks for monies due residents.
o Arranges for alterations to, or maintenance, upkeep or reconditioning of property as specified in management service agreement.
Supervises maintenance of buildings and grounds.
o Directs activities of outside contractors and vendors.
Monitors for insurance compliance.
o Arranges for and approves purchasing of supplies and equipment for use on property.
o Attends to resident issues, including neighbor disputes, renewal terms, maintenance repairs, etc.
o Develops and implements resident retention, marketing and advertising programs.
o Responds to after hours or emergency calls.
o Initiates eviction of residents in compliance with court order and directions from attorney.
o Informs employees about potential hazards they may be exposed to and provides instructions on the safe way to perform the job.
Makes regular checks for unsafe work practices and conditions.
Corrects as necessary.
o Reports all work related accidents to the appropriate insurance company and the Risk Manager within 24 hours of notification.
Makes certain employee receives initial and follow up medical treatment.
Investigates each accident thoroughly and promptly.
o Creates a positive environment for the staff and promotes a quality living experience for the residents.
o Performs Leasing Consultant job as needed.

SUPERVISORY RESPONSIBILITIES Is responsible for the overall direction, coordination, and evaluation of Community.
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints; resolving problems and managing the on-site Injury & Illness Prevention Program.
